Estates Projects

Estates Services delivers a wide variety of projects, ranging from minor refurbishments and major new build developments to sustainability initiatives and office relocations.  Strategic objectives are met through 'designing in' and delivering space efficiencies, sustainability, value for money and maintainability. 

The project team will usually be interdisciplinary, consisting of internal technical experts working alongside wider stakeholders, and can include external consultants where appropriate.

Estates Services employs best practice project management techniques.  A project management methodology (the Project Governance Framework) and a range of associated policies, systems and procedures have been developed to support the successful delivery of projects.  The methodology is also used for the assessment, planning and delivery of maintenance works associated with the condition and day to day operation of the estate.

Estates Services works closely with the School of the Built Environment to offer support and advice to students. Simon Wood, who is studying Project Management at Leeds Met, commented on his placement in Estates Services: 

"I am finding the placement both interesting and challenging and I am starting to understand the different processes implemented, methodologies utilised and the role of both Estates Services and the University as a whole.  I have been involved in a number of different projects, from more research and feasibility-based project work to office renovation and staff migration projects".

In recent years Estates Services has managed the delivery of major projects including the Rose Bowl, Broadcasting Place, Carnegie Village and Carnegie Pavilion, as well as numerous smaller scale projects across the estate.

Projects Underway

Synthetic Sports Pitches  

Objective: To improve student and user experience by providing state of the art sports facilities.  

This exciting project to refurbish existing sports facilities at Headingley remains on programme.  The detailed design for the pitches is complete, and work started onsite in June.  The project is due for completion on 23 September this year.   

The new pitches will potentially be used in the run up to the 2012 Olympic Games.   

James Graham Lecture Theatre C  

Objective: To improve student and lecturer experience.  

This project to refurbish James Graham Lecture Theatre C has received approval.  The work began in July, and will be completed in early August.  

Wayfinding Signage  

Objective: To improve wayfinding signage across City and Headingley campuses. 

A planning application has also been submitted for three new wayfinding signs outside Leslie Silver, Woodhouse and Portland Buildings. Over the summer Estates will also be looking at updating the wayfinding signage at Headingley. 

Voltage Optimisation

Objective: To improve energy efficiency

 

Voltage optimisation will soon be installed at Headingley Campus, with work commencing w/b 25 July.  Voltage optimisation works by reducing the incoming supply from 240V to 220V. For Headingley this is a percentage saving of 12.6% which equates to:

 

 

  • 296,134 kWh
  • 160 tonnes of CO2 (the equivalent volume of 160 hot air balloons)
  • £17,887 per year

Payback period: Three years

 

 

Projects for Delivery in 2011/12

 

Capital Projects  

Estates Services has received Capital funding approval for a number of projects for delivery in the year 2011/12.  These projects include:  

  • Refurbishment of one floor of Portland Building
  • Refurbishment of Woodhouse Lecture Theatres
  • Replacement of Portland passenger lifts
  • Demolition of buildings in Condition D to include IT Block
  • Water mains replacement
  • Replacement of several electrical & mechanical risers in City Campus & reconfiguration of an electrical substation.  

Faculty & Departmental Projects

Estates are also in discussion with faculties and departments regarding their requirements for projects affecting the Estate.   

Maintenance Projects

Work is underway to identify maintenance projects, based on the results of the rolling Condition Survey programme.  

 

Sustainability Projects

 

Work on securing funding is almost complete, and Estates Services are currently assessing potential sustainability projects, to ensure maximum value for the funding available.
